Project Overview: Tricarico Architecture and Design (TAD) served as Architect of Record for SKIN1004’s first U.S. flagship, located at 470 Broadway in the heart of SoHo. This multi-level retail space represents a bold new entry into the U.S. market for the globally recognized skincare brand, transforming an existing two-story building into a highly immersive retail environment.
The project was delivered through a close collaboration with LMTLS, whose visionary design established a unique experiential concept, with TAD responsible for translating that vision into a fully coordinated and buildable architectural solution.
Design + Experience: The flagship is conceived as an immersive, design-forward retail experience that redefines traditional skincare environments. The space integrates retail, brand storytelling, and customer engagement into a cohesive architectural expression, creating a destination that blends product discovery with experiential design. Key spatial elements include:
- A multi-level retail environment with cellar, ground, and mezzanine levels
- Open, interconnected volumes that visually link floors and enhance customer flow
- Double-height moments and sculptural interior elements that reinforce brand identity
Technical Execution: TAD’s role focused on delivering a highly detailed and technically complex project within an existing SoHo cast-iron district building over 160 years old. The firm provided full architectural coordination, integrating structural, MEP, and code-compliant solutions to support the design intent. Project highlights include:
- Adaptive reuse of an existing two-story structure with significant interior modification
- Structural coordination to support removal and modification of the second floor and creation of a mezzanine
- Integration of complex millwork and ceiling systems within a constrained urban footprint
- Extensive coordination throughout the project specific to the elaborate millwork system and its impact on the structural systems
- Coordination of multi-discipline systems (HVAC, lighting, electrical) aligned with experiential zones and retail functionality
Regulatory + Urban Context: Located within the SoHo-Cast Iron Historic District, the project required careful navigation of NYC Landmarks Preservation Commission (LPC) approvals and DOB permitting processes. TAD led coordination efforts related to:
- Storefront and façade modifications within a landmarked district
- Signage and lighting approvals through LPC review
- Integration of new work while maintaining compliance with historic district requirements
Project Delivery: The project was executed on an accelerated schedule to support the client’s U.S. market launch, with construction completed and the store opened in 2026. TAD’s role extended through construction administration, supporting:
- Coordination with contractor and consultants
- Resolution of field conditions and structural challenges
- Final punch list and closeout activities
Result: The SKIN1004 flagship in SoHo delivers a distinctive and highly experiential retail environment that successfully translates the brand’s global identity into a physical space.
